This is a once-in-a-lifetime, unique, ground floor opportunity for large
and small investors alike. If you've ever dreamed of owning your own
farm without the hassle of running it, or owning your own horses but didn't
have the space, or if you ever wished you could own a small, family-oriented Agri-Tourism business but didn't have the time or ability to run it by yourself...HOBNOBBIN
FARM is the answer. We are combining the excitement of a fully operational
Standardbred training and breeding farm with the family fun and festivities
of Agri-Tours.
Nestled in the serene beauty of Western New York, lies Hobnobbin Farms' 157
acres of farm land in Chautauqua County, New York. Hobnobbin Farm
is located one mile from the world-famous
Chautauqua Institution
and is adjacent to the institutions' golf course and an adjoining
30-acre parcel on which there are 18 building lots being offered for $80,000-90,000
each.
Concessions will include hotdogs, peanuts, popcorn, soft drinks, ice
cream, cider, donuts and more, and the farm tour will be complete
with a carriage ride alongside the creek that passes by the mare and foal
pasture. Tours will be open to school children and other groups
from the surrounding area and will include educational content for every
audience.

HOBNOBBIN
FARM currently offers two stallions and special rates on their Breeding
and Boarding Program for Standardbred owners, trainers and enthusiasts.
Leased stallions will also be added to the program. The tour of the
Standardbred operation will include a 1/2 mile jog track to be used for
breaking and exercising yearlings, a tour of the stallion barn, and a
movie will be shown, provided by the
Harness Racing Museum
in Goshen, New York, on the Standardbred horse as well as a film of an actual
race of one of Hobnobbin Farm's stallions. There are unlimited
possibilities!
Currently, there are bus tours that travel to the Chautauqua area from
Buffalo, Cleveland, Erie, Niagara Falls and Pittsburgh. These bus tours are always looking for new and
exciting destinations and Hobnobbin Farm will make an excellent destination
for groups of all ages.
We are offering an interest in the farm of up to 50% for $1,500,000 with
$750,000 in stock and $750,000 in 5-year notes with an 8% interest rate
to be paid monthly beginning in October of 2008. We are selling 40
shares at $37,500 per share. In addition, stock dividends will be paid
annually beginning not later than June 2011 at an annual shareholders meeting
to be held at the farm at opening of the tour
season.
